If your chain is moving fast, your mortgage offer has a deadline, or another buyer's circling the same property, the standard survey timeline can feel like the thing holding everything up. Here's what actually happens when a RICS Level 2 Homebuyer Report needs to be turned around quickly - what genuinely speeds up, and what we won't cut short no matter how tight the deadline.
Why Buyers End Up Needing a Survey Fast
It's rarely about impatience. Most urgent instructions come from a real deadline: a mortgage offer with an expiry date, a chain where everyone else is ready to exchange, a seller who's only accepted your offer on the condition of a quick completion, or an auction purchase with a hard 28-day deadline. In each case, the survey is often the last thing standing between you and exchange, so the pressure to move fast is genuine.
What Can Genuinely Be Sped Up
Booking quickly makes the biggest difference. The sooner we know a survey is time-critical, the sooner we can look at fitting it in rather than working through the standard queue. Being flexible on access helps too - early mornings, or whenever the vendor or agent can let us in soonest - as does having the property empty or the keys held by an agent rather than relying on someone else's availability. Once the inspection's done, the report goes out digitally, straight to your inbox, which cuts out any postal delay entirely.
What We Won't Rush, Whatever the Deadline
A tight timescale changes how quickly things move, not how thoroughly we look. Every accessible part of the property still gets inspected to the same RICS Home Survey Standard - roof, walls, damp, drainage, electrics, timber, the lot. If something needs flagging as a Condition Rating 3, it gets flagged, deadline or no deadline. An urgent report that misses a serious defect isn't actually fast - it just moves the problem to after you've exchanged, when it's your problem to fix.
How to Help Your Survey Move as Fast as Possible
A few things on your side make a real difference to how quickly this can move:
- Instruct as soon as your offer's accepted - don't wait for the mortgage valuation to come back first
- Tell us upfront that it's time-critical, and why, so it can be prioritised properly
- Get access sorted early - agent key holding is usually faster than relying on the vendor's diary
- Ask for digital delivery of the report rather than post
- Chase the agent for the EPC, title, and any known issues in advance - it saves time on the inspection itself
